1. Applicant does not have full-time employment of at least forty (40) hours per week, or income in excess of 40% of rental obligations, or sufficient documented student aid for housing;
2. Applicant is under the age of 21, regardless of income;
3. Applicant has less than 3 years of verifiable residential history;
4. Applicant has negative rental history. Note: Negative rental history including a prior eviction will be considered cause to deny an application for residency.

Since Bloomington is a college community, many of our residents fall into one of the above categories. In each case, it is necessary that we have someone with established credit guarantee payments on the lease. If your application as Lease Guarantor is approved, we will send you a copy of the lease. Your signed Guarantee Agreement will become part of that lease.
